I think the main thing is the fact he hasnt overexposed himself. As Amadeo said, he's all about quality > quantity and it's so easy to get bored of someone if their jumping on every ones album and drop 3 mixtapes a year. From day one he's just released his best stuff (apart from Encore but that can easily be blamed on drugs).

Also the fact he's switched his style up from CD to CD. Listen to As The World Turns, then Criminal, then Sing For The Moment, then Stay Wide Awake then Seduction. So many different flows, styles and deliveries. Another thing to stop people getting bored of him.

Another reason is the mass-market appeal. Becuase of his style he appeals to so many different generations. You've got young kids who like the rebellion in his music, young adults who get the irony and wit, older people who can appreciate the talent and like some of his rock influenced stuff. he has rock fans, rap fans, pop fans.

Also he potrays so many different emotions that everyone can relate to. Yeah, not all of us want to kill our ex-girlfriend but everyone has felt heartbreak and pain and we can relate to that horrible feeling.

Yeah but Em's versatility is amazing. I think I remember him saying in an interview he hates recording new stuff and then thinking "oh that sounds like the flow from _____ " - he wants each flow/song and each album to sound different from the last - he always switches it up

Eminem has continued popularity like no other because he's never sold-out.

Many people confuse getting popular with selling-out. Fact is, he has always said exactly what he wants, however he's wanted to say it. He's kept his artistic integrity.

Also, beyond that - He's still able to sound totally different on each new album. Despite being on his 7th actual studio album now, every single one sounds totally different. You have no idea what he could say next or what he'll sound like saying it. Which is exciting.
